212 West 93rd Street

212 West 93rd Street is a 14-story ground-up development located on the original site of Shaare Zedek Synagogue, the 3rd oldest congregation in Manhattan. The building had fallen into a state of disrepair, with a physical configuration at odds with its aging congregation. In 2016, Leyton Properties entered into an innovative ground lease structure to redevelop the building, which proved essential to securing the synagogue’s survival. The synagogue will be housed in the cellar, ground and second floors, while the condominium units will be constructed on 12 floors above. Renowned architect Eran Chen of ODA was handpicked by Scott Leyton to complete his first new construction project on the Upper West Side. The unique design includes floor to ceiling windows, framed within a beveled UHPC façade, and an abundance of outdoor space for the residential units. In September 2018 the new construction commenced with an anticipated completion date of December 2021.

The Vineyards at Bluepoint
Blue Point, NY
The Vineyards at Blue Point is the third “Vineyards”-branded 55+ active adult community, constructed by Leyton Properties and its partners. Located in southern Suffolk County Long Island, Blue Point is located on a former 65-acre United Artist movie theater complex. In 2004 a change of zone from the Town of Brookhaven was successfully obtained. Through perseverance and a town-wide moratorium Leyton Properties obtained a site plan approval during the credit crisis and the second worst real estate market in US history. Working with the firm's bankers, lenders and partners the 280-home development reached its successful completion. There was great interest from the public from the moment the community opened for sale, and continuously for four years thereafter.

Similar to a country club, a ¼ mile-long gated entrance serves to place the community away from a busy thoroughfare. Blue Point is designed around a series of interior ponds and includes as its centerpiece, an 8,000 SF fully-amenitized clubhouse, with a state-of-the art fitness, wellness, and physical therapy centers on site. The Vineyards is now a concept in which all our communities are designed around a well-appointed clubhouse as its centerpiece. The Vineyards at Brookfield, is the fourth 55+ active adult community in our portfolio. The community is comprised of 146 units with robust amenities. As in the Blue Point development, the prior commercial use was updated after a complex re-zoning application with the Town of Brookhaven.
